肥仔添:    甚麼事?你不見我在賭錢嗎?

工人丁:    剛收到建築署電話,一句鐘後有監工來巡查。

(肥仔添丟下手牌,眾工友慌忙執拾啤牌及桌上垃圾)

肥仔添:    快些動手弄妥當!

工人丁:    西翼那邊還未處理好呀!

肥仔添:    快手快腳,弄得多少就多少。

(工人趕緊開工執拾)

工人甲:    添哥,監工來了。

肥仔添:    你好。

高佬全:    咦…你不是“肥仔添”嗎?

高佬全:    “高佬全”呀!你竟不記得。

肥仔添:    “高佬全”!小學時全班最高那個!三十年沒見了!

(二人熱情寒喧一番)

高佬全:    你還記得小時候的糗事?有次你把膠水放在何老師椅子,她起身時黏著整張椅子,整班同學哄堂大笑。

(肥仔添哈哈大笑)

肥仔添:    提到糗事,肯定是逃課去釣魚那次,你還有印象嗎?

高佬全:    當然記得,生呑蘇眉,弄得大家要到醫院洗胃。

(二人續走)

高佬全:    説開真的是,其實我未吃過真的蘇眉,遲些總要試試。

肥仔添:    噢!蘇眉,找天跟你一起吃過夠。

高佬全:    不錯呀…差點忘記驗查西翼那邊,現在去吧。

肥仔添:    吖…西翼…

高佬全:    甚麼事?

肥仔添:    沒有,都差不多收工了,不如下次再來。

高佬全:    我只是隨便看看,不致要多走一趟。

肥仔添:    (面有難色)但是…

高佬全:    但是甚麼?你不是有事情隱瞞。

肥仔添:    沒有,那裡呢?走罷!

(全電話響起)

高佬全:    等等,有電話。喂…知道!知道!

(高佬全掛斷電話)

高佬全:    真不好意思,我兒子發高燒,西翼那邊再約時間看。

肥仔添:    好!孩子要緊,那你快走。再約食飯。

(高佬全離去,添暗呼一口氣,抹一把汗)

肥仔添:    這裡是我的飯堂。

部長:        添哥

肥仔添:    你好。

部長:        今天多少人?

肥仔添:    兩位。

肥仔添:    給我最好的蘇眉。

部長:        好!最好的蘇眉,立刻處理。

(席間,添、全二人正在吃飯)

高佬全:    蘇眉即是蘇眉,味道就是不同凡響。你真沒話說。

肥仔添:    怎樣?味道好過小學釣那條。

高佬全:    差很遠,沒得比!

肥仔添:    至少肯定吃完不會到急症室。

(二人哈哈大笑)

部長:        添哥,酒到。

肥仔添:    給倒上吧。

部長:        小菜還可以嗎?

高佬全:    好吃,太好了!

部長:        那麼多點來光顧吧。

肥仔添:    一定。

部長:        慢用

肥仔添:    謝謝。(將酒遞給全)來,飲!

高佬全:    唉…

肥仔添:    你沒事嘛?愁眉苦臉,孩子還未好嗎?

高佬全:    不是兒子問題。都是我的問題。我跟人玩“窩輪”,虧蝕嚴重,欠下一身債。

肥仔添:    差很多?

高佬全:    二十多萬塊!

肥仔添:    二十多萬塊…

(添拿起酒杯喝了一口,計上心頭)

肥仔添:    高佬全,一場兄弟,那二十萬我借給你。

高佬全:    我想這不大好。

(添挪着椅子靠近全)

肥仔添:    坦白講,我也有件事想你幫忙。

高佬全:    你說罷,幫得到的我一定幫。

肥仔添:    西翼那邊那個工程,我們一直訂不到政府要的物料,到現在也未開過工。

高佬全:    不是嘛?不跟合約時間完工很麻煩。我的工作就是監管你的工程。

肥仔添:    所以我想你幫忙,把進度報告弄好一點,待我訂到貨後馬上趕工,應該明年限定時間內前完成工程。

高佬全:    你要我做假報告?犯法的!

肥仔添:    高佬全,你可當作一時看漏眼。朋友就是你幫我,我幫你。那二十萬不用擔心。

(全怒拍桌子)

高佬全:    三十多年沒見,想不到你會變成這樣。一再見面,你就叫我幹這些東西。你已經不是我認識的肥仔添。我不用你幫!

小劉:        (對著話筒)對…

張太太:    真是的,我一定要去管理公司投訴你。

(鏡頭回到經理室)

經理:        你有甚麼解釋?

小劉:        新年期間見面不給利是,的確有點不開心!拜年拿利是是習俗,很平常哩。

經理:        公司早已貼出告示,保安員可以在新年期間接受住戶利是,

不過不可以主動索取。不論有沒有利是,我們也要保持良好服務。

小劉:        不過我以前服務的公司沒有説不可以向人要利是。

經理:        其他公司的情況我不了解。不過最好是有規定,清清楚楚的通知住戶和員工。小劉,你看小陳,他沒有向住戶要利是,但他對所有住客都是一樣有禮。認真去做,你也可以拿獎。

Andy:       那,我今晚不去了!

老闆:        那又不用!生意應酬總會是有的!其實很多有制度的公司在這方面都有自己的規定,每家可能會有不同,但最重要的是把規定清清楚楚的講明白。

師父:        輝,剛才有個舊客人來電,說要再看那單位。我囑他直接打電話給你,他有否找你呀?

輝:           有,剛剛和新客人看樓時,他打過電話來。

師父:        但你為甚麼跟業主說那單位沒人看?

(輝低頭默然)

(輝忐忑的站起來)

輝:           嗯…你怎會知?

Brother Ching:Hey Ken, have you conducted the land search for the property you updated yesterday? I remember it was jointly bought by Mr and Mrs Wong but I see the Estate Agency Agreement was signed only by Mr Wong. Make sure you check it out!

Ken:                    No, I haven’t done it yet.

Icy:                     Brother Ching, why do you seem to know everything? You even know the flat is jointly owned by them!

Brother Ching:I’ve been working in this field for more than 10 years. I know my clients well. I can even remember when they bought their flats and when they put them on the market. A few years ago, when Mr and Mrs Wong just got married, they purchased this property through me. But now they are getting divorced, and if the provisional agreement for sale and purchase is signed by Mr Wong alone without getting proper authorization from Mrs Wong, then the property cannot be sold without Mrs Wong’s consent. Estate agents are responsible for verifying the identity of the vendor to make sure the absent party has properly authorized someone to handle the matter on his or her behalf. I missed that part once, but fortunately the boss reminded me. Now it’s my turn to remind you guys about this.

Icy:                     No wonder Daddy told me to learn from you.

Chan Shun-yee:Ah Ching always makes his targets, I can rely on you.

Brother Ching:Thanks, boss.

Chan Shun-yee:Everyone, I would like to introduce Vincent and his assistant, Ah Wai. Vincent is good at handling first-sale properties. He is re-joining us to help boost our handling first-sale property business in this district. Vincent and Ah Ching will head their own sale teams. However, Ah Ching is still the Branch Manager. Let’s work hard to reach our targets. If business is good, I’ll set up another branch with Vincent as Branch Manager.

Vincent Poon:   Boss, believe me. I will do everything I can to make Shun Yee Hong the best in this field. Nice to meet you all!

Vincent Poon:   Icy is a smart girl. The boss always brought her here in the past summers. She was always nice and friendly, unlike someone who thinks he is superior to others.

Chan Shun-yee:If you really fancy photography, you should get a proper camera. A mobile is just not professional enough.

Icy:                       But it’s so handy. I can shoot whatever I want, anytime, anywhere. By the way, Brother Ching and Vincent don’t seem to be getting along well. They keep quarrelling. Why’s that?

Chan Shun-yee:I know both of them are doing a great job, but Ah Ching is a bit old-fashioned. He wants his subordinates to respect him. But he’s loyal, and very friendly with his clients.

Icy:                       Yes. Brother Ching is really great. He never forgets anything, and he cares about our clients. That’s why they think he is so trustworthy.

Chan Shun-yee:This is his strength and also his weakness. In the past, Ching thought he could remember all the information about a client and property, so he didn’t do a land search. Later we discovered the Buildings Department had registered an order against the property. Fortunately, after a lot of extra effort, we were able to close the deal and avoid being blamed by the client. As for Vincent, he’s ambitious and egocentric, and sometimes he doesn’t consider other’s feelings. I want him to expand our business in first-sale properties, but I know he needs some time to do it. I only hope their quarrelling won’t hurt the company. I am always out of town, so you really need to keep an eye on them. Whenever there is a conflict, tell me at once. You’re good at pleasing people. Please be a calming influence on them. You know, unity gives power.

Most of the estate agents do follow the rules, but some just can’t overcome their greed and do something illegal and unethical. So staff integrity is very important. And an effective management system is essential for a company to manage its staff well. You have to keep these in your mind since you’ll be taking care of my business someday!

Brother Ching:  Hi, Mrs Lo. What’s up?

Mrs Lo:               Brother Ching, I want you to help me sell my flat.

Brother Ching:  Which flat?

Mrs Lo:               The one L’m leasing out. The tenant is going to move out. The flat has just been renovated. I want to sell it for $3.9 million. Does the price sound right to you?

Brother Ching:  The strong first-sale property market lately has had a positive effect on the second-hand property market. So it is doing pretty well. A flat in the same estate, around 600 square feet, nicely furnished with two bedrooms and a garden view, sold for $3.7 million recently. Are you in a hurry to sell it?

Mrs Lo:               Yes. I am in a hurry to get the money for other investments.

Brother Ching:  Just sign an Estate Agency Agreement first. Same commission rate and we are the exclusive agent like before right?

Mrs Lo:               Yes. Just like before.

In fact, the sale and purchase of property involves a lot of legal and professional knowledge, so engaging a licensed agent to handle property transactions helps to protect the interests of both buyer and seller. Once more thing, the ICAC may get you for giving a lai-see to the caretaker.

Ms Ma:               Don‘t try to scare me! You’re just looking for business!

(Morning. Mr. Leung comes to work. Every worker he meets along the way greets him politely and he returns the same courtesy.)

Mr. Leung:      Good morning, Mary.

Mr. Leung:      (VO) I’m the newly appointed manager of this branch. I’ve been at the job for two weeks already but I’m still getting used to many things around here. Just remembering all the names of the employees, for instance, makes my head explode.

(Customer relations officer, Jenny, approaches Mr. Leung with a file.)

Jenny:               Good morning, Mr. Leung. Here’s a new mortgage application for you to approve.

Mr. Leung:      Thank you, Jessie.

Jenny:               It’s Jenny. Mr. Leung.

Mr. Leung:      (mortified) I’m sorry, Jenny.

Mr. Wong:      Is there a problem?

Mr. Leung:      Please don’t worry. Your application is fine. We just need you to verify whether an estate agent named Chan Wing-tai referred your mortgage application to us.

Mr. Wong:      Chan Wing-tai? Who is that? Every time I need a property mortgage, I always apply directly to your bank. I never go through an agent.
